AI-related borrowers have sold approximately $55B of high-yield bonds this year and are tapping investment-grade markets for additional capital to fund infrastructure expansion. Debt for projects connected to Google, Meta and Nvidia has also entered general bond funds, as investors become more selective and demand higher compensation for construction risks. This shift toward diversified capital pools follows a rise in borrowing costs just as developers require enormous funding to continue building.
Major lenders including MUFG and SMBC are reducing their exposure to the asset class. In 2025, MUFG participated in 15 of the 25 largest data center deals and SMBC was in 7, with both banks providing financing for CoreWeave, Stargate and a $15B bridge loan for SoftBank. Other institutions like Société Générale have also narrowed their lending criteria, reducing the available pool of banks for syndicating multibillion dollar loans.
